What separates the top home security for renters picks?

All five systems here are no-contract and renter-friendly, so the split comes down to monitoring speed, price and how much you want to automate.

Ring Alarm scores 9.2 and costs $249. Its three-year monitored total is $969, the cheapest of the monitored systems, and its cameras and doorbell are the best in this group. The trade-off is a 41-second median response, 11 seconds behind SimpliSafe, and camera recording needs its own subscription tier.

SimpliSafe scores 9.1 at $249. It posted the fastest monitoring response here at a median 30 seconds, installed in 50 minutes with no tools beyond the adhesive strips, and you can cancel any month while keeping the equipment. Cameras trail Ring and Arlo, and automation stops at Alexa and Google basics.

Abode scores 8.7 at $279. It is the only system here with proper Apple HomeKit support, plus Z-Wave and Zigbee radios and the CUE automation engine. Its 47-second median response is the slowest of the monitored systems, and setup assumes more technical confidence than SimpliSafe.

Cove scores 8.6 at $229, with a $877 three-year monitored total, the lowest in the test. Median response is 36 seconds and a text lands in about 10 seconds. App control needs the pricier Plus plan, and cameras are basic.

Arlo scores 8.4 at $199, the cheapest kit here. One sensor covers motion, door contact, water leak, smoke-alarm listening and temperature. Its 52-second median response is the slowest in the test, and everything worthwhile needs the Arlo Secure subscription.

What should you check before buying home security for renters?

Monitoring response carries the most weight in our scoring at 30 points, so decide how fast you need a call. Value is 20, equipment and coverage 20, contract terms 15 and installation and app 15.

  • Confirm the equipment is yours and the contract is month-to-month.
  • Check whether cameras need a separate subscription tier.
  • Match the system to your smart home: HomeKit, Z-Wave and Zigbee only matter if you use them.
  • Count the sensors you need before comparing kit prices.

Which one for whom?

Ring Alarm suits renters who want the best cameras and doorbell and the cheapest three-year monitored total. SimpliSafe suits anyone who wants the fastest response and a 50-minute install. Abode suits tinkerers who want HomeKit, Z-Wave and Zigbee inside their own smart home. Cove suits renters watching the monthly bill who still want monitoring. Arlo suits anyone who wants one sensor covering motion, contact, water, smoke and temperature at the lowest kit price.

Questions about best home security systems for renters and apartments

Is professional monitoring worth the monthly fee?
It is the difference between your phone buzzing and someone calling the police while you are asleep or abroad. In our test the monitoring centres called within 30 to 62 seconds of an alarm. If you will reliably see and act on a phone alert, self-monitoring with a system like Ring or Abode saves $20 to $60 a month. If nobody is watching the phone, pay for monitoring.
Do I still need a landline?
No. Every system here reports over broadband with a cellular radio as backup, and all seven kept reporting when we unplugged the router. Battery backup ran from 4 to 24 hours with the power cut.
What happens to the equipment if I cancel?
With SimpliSafe, Ring, Abode and Cove you bought the equipment and it is yours; most keeps working in self-monitored mode. ADT and Vivint sell long financed agreements where the equipment is tied to the contract, and leaving early means paying out the balance. Read that clause before the installer arrives.
How do you test home security systems?
The same eight-sensor layout goes into the same three-bedroom house: entry sensors on three doors, four window or motion sensors, and a keypad. We trigger the alarm ten times at different hours and log the seconds to the monitoring centre's call. We cut mains power and broadband separately, test the app and automations, and price equipment plus 36 months of monitoring.
