Is a home warranty worth it?
It is a bet on your appliances failing. At roughly $600 to $900 a year plus a service fee per visit, you need about one significant claim a year to break even. If your systems are under ten years old and still in warranty, a savings account usually wins. If the HVAC is 15 years old and you could not absorb a $7,000 replacement, the contract moves that risk for a known monthly cost.
What do these contracts refuse to pay for?
The same three things, in every contract we read: anything that was already broken or improperly installed before you signed, anything the provider decides failed from lack of maintenance, and the difference between the cap and the real bill. HVAC caps of $2,000 to $5,000 are common while a full system replacement runs $6,000 to $12,000, so the cap is the number that decides whether the contract helps.
Is a home warranty the same as home insurance?
No, and you need both. Insurance covers sudden damage from a named peril — fire, storm, burst pipe. A home warranty covers the appliance or system wearing out. Neither covers what the other does, and a home warranty is a service contract regulated differently from insurance in most states.
How do you assess home warranty companies?
We request a quote for the same three-bedroom, 1990s-built house from each provider, then download and read the full sample contract for covered items, per-item caps, the aggregate cap, waiting periods, exclusions and cancellation rights. We check complaint volumes in state insurance-department filings and Better Business Bureau records, and compute the annual cost at two claims rather than quoting the monthly price.
